Terms and Conditions
Our terms and conditions define the policies and procedures we have established for the smooth running of reservations, providing useful information and guarantees for the consumer.
When making a reservation, guests must first be aware of the general conditions and rules relating to their stay, and are subject to compliance with them.
1 – Reservation Policy
Reservations made by email, telephone, website and booking platforms are accepted. After the reservation process, proof of booking with all the details will be sent so that the reservation can be confirmed by the guest.
Once the booking has been validated, a bank transfer of 100% of the total amount of the booking must be made in order for the booking to be confirmed. The payment deadline is 24 hours and proof of payment must be sent by email to ferreirashouse@ferreirashouse.com. After the proof of payment has been sent, the booking will be confirmed by Ferreiras House. Bookings will be validated in the order in which the booking confirmations are received.
Unless otherwise specified, minimum stays are one night.
2 – Check-in / Check-out
Check-in: From 3:00 pm to 8:00 pm
Check-out: Until 11:00 am
At check-in, guests must identify themselves and provide their identification document (identity card/passport) for verification.
On the date of departure, guests must leave the room empty of people and belongings and without any damage by 11:00 am.
Check-in and check-out may take place outside the set times, provided that availability is checked with the accommodation managers and that these changes do not affect other reservations and/or cleaning work in the accommodation unit. An additional fee of €10 may be charged.
If the accommodation is not vacated by 11:00 am on the day of check-out, without any justification or prior consent from Ferreiras House, compensation will be charged immediately.
The Ferreiras House accommodation does not have a 24-hour reception service. We kindly ask that guests inform us 30 minutes before their expected arrival time.
3 – Cancellation Policy
To cancel or change the dates of your reservation, please send us an email to ferreirashouse@ferreirashouse.com. Only cancellations or changes received by this means will be accepted.
Non-refundable reservation
The guest will be charged the full amount of the reservation if they cancel at any time. If the guest does not show up, they will be charged the full amount of the reservation.
Changing dates for non-refundable reservations
It is only possible to change dates at least 7 days before the check-in date, for the same price or higher than the original booking price (depending on the price for different times of the year).
If the guest does not show up on the day indicated for check-in, the amount corresponding to the first night will be charged.
In cases of force majeure, duly proven by the guest, in which an early departure is necessary, with a date prior to the check-out date, or cancellation of the booking, Ferreiras House will provide the Guest with a Voucher with a date for a future stay, scheduled in accordance with the availability of the Accommodation.
4 – Change of Reservations
If you wish to make changes to your initial booking, such as changing the check-in or check-out date, you must notify us of your intention by email. If possible, Ferreiras House will make the requested changes.
As for changing dates, these are permitted upon payment of the difference between the low season and high season rates.
Date changes must be made up to 7 days before the date initially booked. In other words, changes will not be accepted on the day before the date initially scheduled. A booking can only be rescheduled once and the general cancellation conditions will apply to the amount initially paid for a booking that has already been rescheduled.
5 – Child Rate
Children up to and including 3 years old stay for free.
Children from 4 to 17 years old stay for EUR 15.00 per child per night.
Children up to and including 3 years old stay for free when using an available cot.
6 – Cleaning
Upon arrival, the room will be clean and ready for you to occupy, with bed linen, bath towels and toiletries.
During your stay, guests are responsible for cleaning their rooms.
7 – Rules
Smoking is strictly prohibited on the premises.
Pets are not allowed.
Parties or events are not permitted.
No noise is permitted during the rest hours, from 10:00 PM to 8:30 AM.
Guests are responsible for any damage caused to the property during their stay and may be charged accordingly.
8 – Responsibility
Ferreiras House is not responsible for any loss, damage, injury or inconvenience suffered by guests during their stay, including but not limited to personal belongings, vehicles or valuables.
Guests are advised to keep their belongings safe and use the facilities at their own risk.
9 – **Changes to conditions:**
Ferreiras House reserves the right to update or modify these Terms at any time without prior notice. Any changes will be effective immediately upon posting on our website.
It is the guest’s responsibility to periodically review these Terms for any updates or changes.
